Currently, our community offers peace, safety, and natural beauty with 300-year-old oak trees, large lots, and views of a 30-acre hayfield. By late 2025, we’re enhancing the experience with a walking/bike path, dog runs, a pond, clubhouse, laundry facilities, and a community fire pit.
We are an extended stay park only (not transient). Our guests are vetted and, for some, it’s their temporary home. The city allowed us this zoning for 30 day minimum stays, therefore, we don’t have daily or weekly rates. We are similar to “an apartment complex for RVs” but our agreements are month-to-month, giving our guests the flexibility to move when needed.
The fee covers 50/30/20 amp electric service, water, septic, mowing, and an onsite dumpster. Electricity is metered and billed separately.
The base rate includes two adults, with an additional $75/month per person over age 14 (maximum two adults & two youth/children per lot).
Two friendly dogs and two vehicles are also allowed per lot.
A $500 total deposit is due before move-in: $300 for the lot (fully refunded with 14-day vacancy notice) and $200 for electricity (often applied to your final electric bill).
We do not allow motorcycles or ATVs without a waiver. Golf carts and vehicles only. We adhere strictly to do our neighborly part in aligning with our values of peace and tranquility with our surrounding communities

USPS does not deliver to the lots as there aren’t mailboxes at each lot. Amazon, Fedex, & UPS will deliver packages to the lots (unless they outsource to USPS). The nearest post office is Baldwin, FL to rent a PO Box for official mail. Many use an online mail service (similar to physicaladdress.com ) that creates images of your mail and uploads it to a secure online mailbox. At $7.98/month it might
be cheaper than renting a PO Box. When the clubhouse/office is built, we will have an area for receiving guests packages (not official mail).
Current lots measure 33–35 feet wide by 120 feet deep. After the 2025 expansion, lots will shorten to 80 feet deep to accommodate a perimeter walking path.

We are an extended stay “RV Community” and not a campground, RV Park, or an RV Resort – we are a community of RVs. Therefore, in order to remain operational as an extended-stay community, tents are not allowed.
We are located near I-10, as well as the First Coast Expressway. We are a 5-minute drive to the Expressway and an 8-minute drive to I-10 & Chaffee Road (Winn Dixie, Cracker Barrel, Mr. Chubby’s Wings, Vystar, fuel stations and more).
